Sandy Springs Perimeter Office Building Projects

Commercial office space consumers looking to relocate to the Sandy Springs area see several large scale office space projects in the works. June 21 Sandy Springs Zoning approved a 26 story tower near Mount Vernon Highway and Abernathy Road called Northpark 700. Earlier in the year 100 Northpark was announced with 150,000 square feet of retail and 1.5 million square feet of office space. The King and Queen buildings (also known as Corporate Center V & VI) are 32 stories and roughly 650,000 square feet each.

Also planned is the 4004 Perimeter Summit high rise just east of Pill Hill. Northside Hospital, St. Joseph and Scottish Rite on Peachtree Dunwoody neighbor 1001, 2002 and 3003 Perimeter Summit towards Ashword Dunwoody Rd. Two 18 story towers and a 21 story tower each hold 390,000 to 475,000 square feet of office space. Also planned is the 9009 Perimeter Summit building of similar size.

Major insurance companies have expressed interest in blocks of office space ranging in excess of 100,000 square feet, and occupancy is high in the perimeter area, making the market rather tight for larger contiguous spaces. In addition much interest in office space is driven by the proximity to three hospitals. Also rumors that a large mobile software technology firm is looking on a large chunk of space in the perimeter area.

In residential, the 23 floor 100 6th street building broke ground in January. The SkyHouse development is similar to efforts in other major metropolitan areas such as Austin Texas and Orlando.
